warm.com.au talked to Adam Luttrell from property presentation company Shift by Design for some hints on getting the best price and the quickest sale when your home goes on the market.

What is property presentation?

Also known as home staging, it is about creating a 'must have' atmosphere in your home. Let potential buyers see your property's potential by displaying functional rooms, and toning down any strong personal features.

Adam is quick to point out that the process of property presentation is never a reflection of whether a home owner has 'good taste' simply the idea that when your home is on the market the property is no longer yours; you're acting as a custodian for the next owners. If it has too many personal touches a buyer cannot necessarily see themselves living there.

Living in a 'staged' home

Most of the time you're living in your home while it's on the market and having a presented home doesn't mean it has to be as cold and unliveable as 'magazine homes' often are. It means considering what will make your house more attractive and spacious such as putting the toaster and jug away after use, doing the dishes, using one bedspread and then making a bed up in the morning with another, and making sure your dirty clothes are never left on the bedroom floor.

Top two tips for the right impression

"Kerb appeal and de-cluttering are the two most important aspects of presenting your home for sale," says Adam.

Kerb appeal is the first impression prospective buyers have of your house. No matter what wonders the interior contains, if the front of your house does not attract people, they drive right by. Adam advises making sure your garden is tidy, and finishing those odd jobs such as repairing the doorbell or fixing the door handle. You might put in a nice new letterbox with a highly visible number and garden gnomes and tyre swans need to go.

De-cluttering helps you emotionally detach yourself from your home. By packing away photographs, awards and collectibles you are getting ready to move on; and you are allowing people to view your home as a generic property ready for a new owner.

Important rooms for securing the sale

There are three rooms which will make or break you at sale time, according to Adam: the kitchen, the bathroom and the master bedroom. The latter is the most often ignored room as people prioritise other rooms for renovation and get used to living in a master bedroom that is drab, dark and uninspired. Kitchens and bathrooms need to appear as spacious as possible, so fresh and light colours, and clean surfaces add to their appeal.
